Mold is a naturally occurring microorganism that sometimes harmlessly exists in our homes or businesses. However, there are many species of mold that are “toxigenic”; that is, they have the ability to produce mycotoxins and potentially cause serious health consequences in those who are exposed to breathing, touching, and/or eating their microscopic spores, which carry the mycotoxins. These microbes can grow with various appearances and many different colors, including black, purple, white, gray, green and even pink. An early indicator of the presence of active mold growth in a building is a “musty” or earthy odor. When the levels of mold in a building increase to a problematic level (which varies on a case-by-case basis depending on the species, toxicity, and building occupant’s individual “thresholds” for mold tolerance and exposure levels), having professional mold remediation occur becomes critical. When damage in a building is not quickly and professionally mitigated, mold damage can occur very fast. Mold growth can begin in a home or business with wet walls and/or carpet within 24-48 hours in the right conditions.

Mold, whether “dead” or alive, can contribute to significant respiratory health issues. Many property owners have asked us if “bleach” will “kill” mold. This option will cause mold blemishes to change color, but is actually only a temporary “band aid”, leaving dormant mold ready to revitalize as soon as moisture is re-introduced to the affected area. Additionally, attempting to “kill” mold is never proper protocol by any recognized industry certifying or standard-setting organization. That flawed approach results in the very high possibility of potentially-toxic mold spores being left in the air by the millions, alive or dead, allowing for harmful health problems for the building occupants. We eliminate this possibility by filtering the air with HEPA air scrubbers and cleaning all surfaces within our negative-air pressurized containments with industrial-grade HEPA vacuums during the mold remediation/removal process.

Building owners often ask if the color of the mold is an indicator of its toxicity. The only way to identify a specific mold species is to have it sampled, cultivated in a laboratory, followed by scientific microscope analysis. We can coordinate this procedure, but it is important to remember the following: regardless of the color of mold, mold remediators should treat all mold the same in their remediation scope and protocol. Regardless of certain “infamous strains” or colors of mold (such as Stachybotrys Chartarum, the feared “black mold” associated with sick house syndrome), keep in mind there are hundreds of species of mold that appear black in color, and Stachybotrys does not always appear to be black; so color does not necessarily determine anything whatsoever when it comes to mold. Additionally, mold’s effects on human health wildly differs from person to person (i.e. the elderly, young, those having undergone recent serious surgeries or medical procedures, and immune compromised are more susceptible to negative reactions to mold exposure). Some people are just naturally more susceptible and sensitive to mold as well. There are certain strains that nearly all individuals will have adverse health effects to if exposed over time. Considering all of the above information, you can see the liability involved, and why any credible mold remediation company must treat all varieties of mold the same: remove it under controlled conditions.

IMPORTANT NOTE – Regarding Conflict of Interest and Mold Scams

Never use the same company to perform mold inspections and mold remediation both.

mold damageThe IICRC and the American Council for Accredited Certification both state that it is a serious conflict of interest for a mold inspector to profit in any way from the mold removal and repair work. The potential for corruption and abuse is extremely high. A mold inspector who doubles as a mold remediator can potentially find a great deal of expensive repair work for himself. Considering the cost of professional mold remediation work, you must have absolute confidence that your inspector has no motivation to find problems that don’t exist. Currently, some state governments are considering legislation concerning a mold inspector/tester who establishes the extent of a mold problem, and then proceeds to be the remediator himself. Remember to always have your post-remediation clearance test performed by an independent Certified Indoor Environmental Consultant who does not work for your remediation contractor. This will ensure you have a healthy home. If the original inspector is not available, hire only a non-competing third-party inspector with no relationship to your contractor.
